Cancellation Policy

If a booking is cancelled within one (1) month prior to arrival, 100% cancellation fee is incurred with no refunds. However, if we are able to rebook the property a refund maybe offered. Cancellation outside one (1) month prior to arrival a $120 cancellation fee will be charged, and all remaining deposit will be refunded.

House Rules

A small amount of firewood is provided for use during your stay. In the event this runs out, guests are responsible for ourchasing more in town, oid required.

In the event of heavy rain - access to the property may be impacted due to water levels increasing over the river crossing. Please note, in this event - your booking may need to be cancelled or rescheduled.

The spa is serviced by filtered river water from the Gloucester River and some sediment may be present.

Strictly NO parties, functions, excessive noise, or additional visitors allowed and no pets (unless authorised) or smoking permitted. We ask you to be considerate short-term neighbours and adhere our quiet time between 10pm and 7am. Your rights and our expectations are outlined in “Code of Conduct for the Short-term Rental Accommodation Industry NSW”. Please review our full T&C's prior to booking.
